You’re tying new construction into an existing home’s foundation, framing, roof system, electrical, plumbing, and HVAC — and if it’s done well, the addition looks like it was always part of the house. If it’s done poorly, every homeowner who visits spots it immediately: mismatched rooflines, different siding, windows that don’t align, trim that gave up “close enough.”

The Homestead Place project was our largest addition to date — a 1,100 square foot addition with 2 bathrooms and 3 bedrooms, plus a full exterior re-side and re-roof of the original farmhouse. The budget was close to $400,000, and the craftsmanship demands matched what you’d expect on a ground-up custom build: matching standing seam metal roof lines, continuous board-and-batten siding, window sizing and placement that reads as original, and acoustic insulation between bedrooms and living areas.

How Salem Builders approaches additions

A good addition solves the problem of “we need more space” without creating the new problem of “the house now looks like two houses stuck together.” That means matching the original roofline pitch exactly, continuing the existing siding profile and color across both old and new (or re-siding the entire envelope together, as on Homestead), sizing the windows to the original design language, and picking interior trim profiles that match the home’s era.

Our additions include code-compliant egress windows in below-grade bedrooms (a safety detail many contractors skip until the appraiser catches it), acoustic insulation in interior walls between bedrooms and living areas, and matched rooflines with continuous roof systems so no seam or transition gives the addition away.
