No mystery. No surprises. No “we’ll figure it out as we go.” Every Salem Builders project follows the same four-step process, and every step is documented, timeboxed, and built around the same principle: you always know exactly where you stand.

Why most contractor “processes” fail — and ours doesn’t

Most contractors don’t actually have a process. They have a vague sequence: “I’ll come look, send a number, start the job, finish whenever.” That’s not a process — that’s an excuse for a process.

A real process is something you can hold us to. Here’s ours. If we don’t hit any step below the way we describe it, that’s on us — not on the weather, not on suppliers, not on anything else. Written into every contract.

Step 01 — Free On-Site Consultation (this week)

What happens: Kevin or your dedicated project manager drives to your home. We walk your project scope together. We listen more than we talk. We ask the questions a good contractor asks — about finishes, timelines, how you use the space, what’s already been tried.

What it costs you: Nothing. No deposit. No “consultation fee.” No commitment. Free whether you hire us or not.

How long it takes: 45–90 minutes on-site. Scheduled within the week — often within 48 hours.

“What if I’m not ready to commit?” Then don’t. The consultation is a conversation, not a contract. We’d rather spend an hour with you now and earn the job later than pressure you into a signature today. 93% of our business is repeat or referral — that doesn’t happen if we’re pushing hard on strangers.

Step 02 — Fixed-Price Estimate (within 48 hours)

What you get: A written line-item estimate with a single total fixed price, project scope in plain English, realistic timeline with hard completion date, and full payment schedule. Not a range. Not an “approximate.” An actual contract-ready number.

What makes it different from other builders’ estimates: Ours is the price. If you sign it, it’s locked. No change orders unless YOU add scope. Zero hidden fees. Zero “oh, we didn’t know about that” surprises — because our pre-construction investigation opens walls in the problem areas BEFORE you sign.

“What if the price is higher than I expected?” We’d rather tell you the truth now than lowball you and hit you with $40k in change orders six weeks in. If a competitor bids 30% below us, that’s not a discount — that’s a change order in a tuxedo. You’ll pay it later instead of sooner.

Step 03 — Build Phase: Weekly Updates, Zero Surprises (contract to completion)

The moment you sign: Your dedicated project manager is assigned, introduced, and given your job. That’s their name. That’s their cell phone. That’s your single point of contact for every question you have until the project is done.

Every Friday you receive: A written email/text update with progress photos of the week, the milestones completed, and the plan for the coming week. You always know what’s done and what’s next. No guessing. No “just checking in” calls from you needed — we check in with you first.

Daily on-site standards: Crews clean up end-of-day. Site is secured. Livable parts of your home stay livable. We don’t leave a mess and expect you to live around it.

“What if something unexpected comes up?” You hear it from us first — the moment we know — with photos, options, and the cost of each option. Before any work happens. No silent change orders. No surprises on an invoice.

Step 04 — Satisfaction Walkthrough & Handoff (completion)

Before we collect your final payment: We walk every inch of the project together. You bring a notepad or your phone. You list everything — large or tiny — that you want fixed, tweaked, or finished. We don’t argue. We don’t negotiate your punch list down. We fix everything on that list before your final invoice is due.

Your satisfaction is a contractual obligation — written into every Salem Builders contract. You don’t pay us 100% until you sign off.

After handoff: 2-year workmanship warranty. Any workmanship issue within 24 months — crack, leak, loose tile, failed finish — we come back and fix it. No charge. No arguments.

“What if I find something wrong after I pay?” Our 2-year warranty is in writing. Find a defect within 24 months and we come back. Beyond 24 months — we still usually fix it, because we plan on your next referral and we’re playing a long game.

Typical timelines by project type

Bathroom remodel: 2–4 weeks on-site. Fixture procurement can add 2–4 weeks of lead time before demo starts.

Kitchen remodel: 4–8 weeks on-site. Custom cabinetry can add 4–6 weeks of lead time.

Full home renovation (2,000–3,500 sq ft): 4–7 months depending on scope.

Addition (400–1,200 sq ft): 3–6 months from foundation to move-in.

Custom home build (2,500–4,500 sq ft): 9–14 months from signed contract to certificate of occupancy.

Your specific completion date is committed in writing in your contract. If we miss it due to anything in our control, you get $500/week credit on your final invoice.

1. Pre-construction investigation. We open walls in problem areas before we sign. Surprises get priced into the contract, not onto your bill later.
