How long does a custom home build take from contract to keys?
Typical range for a 2,500–4,500 sq ft custom home in this area is **9–14 months** from signed contract to certificate of occupancy. We commit to a completion date in writing in your contract, and if we miss it due to anything within our control, you get **$500/week credit** on your final invoice.
How do I know the fixed price won’t balloon?
Because it’s a contract, not an estimate. The only way your price changes is if **you** add scope (e.g., upgrade finishes, add a room). Every change gets a written change order you approve before any work happens. **Zero hidden fees, ever** — that’s in writing too.
I have a lot but no plans. Can you help with design?
Yes. We work with three local architects we trust. We’ll coordinate design, get your sign-off at each milestone, and fold it all into the same fixed-price contract. One team, one contract, one point of contact.
What’s the payment schedule?
Roughly 10% at signing, then draws tied to **verifiable milestones** (foundation poured, framing complete, roof dried-in, etc.) — not to arbitrary dates. **Final 10% is due only after your satisfaction walkthrough.** You pay for completed work, not for promises.
Are you licensed and insured?
Yes. **NC General Contractor License #L.86773**, full general liability + workers’ comp. Certificates of insurance available before your consultation. Every sub on your property carries their own as well.
